Inland Pacific Management, Inc. requires a monthly management fee for servicing your property. There are no additional start-up fees, no fees for handling vacancies and no additional fees for overseeing repairs. We will provide a clear and precise computerized statement on a monthly basis.

- Market property vacancies with professional quality photos and detailed ads.
- Screen prospective tenants through references, proof of income, credit checks and Unlawful Detainer checks.
- Coordinate newspaper advertising
- List rental on high traffic websites such as Craigslist, Zillow, Hotpads, Trulia, South Bay Rentals, Westside Rentals and MLS (upon client request)
- Manage rent collections
- Handle all maintenance and repairs
- Pay all property bills, mortgages, etc.
- Manage all disbursements
- Provide monthly and year-to-date income/expense statements to owners
- Regularly update and inform owner of property status
- Protect agent/client relationship in writing
- We ensure records are organized, easily accessible and safe.
- On-Site inspections and Control of regularly required maintenance.
- Peace of mind care, with 24 hour, 365 days per year non-life threatening emergency contact.
- Mediating where required.
- Issue IRS form 1099 to all vendors.
Bookkeeping Only Service
- Accounts Receivable: Receive and deposit rent checks for each property listed in this contract
- Accounts Payable: Receive, review, record and disburse all accounts payable for each property listed in this contract. Ensure that all accounts payable are paid on time, provided sufficient funds are available
- Administer property bank accounts
- Provide Monthly and Year End Cash Flow Statements
- Issue 1099s to Vendors
